Fix the furniture schedule before comparing proposals

Create one reference list for the rooms in the opening. Include dining, guest rooms, reception, lounges and meeting areas as needed, with retained items separated from new purchases. Identify the exact product or the specification still awaiting a selection; do not hide an unresolved choice inside a confirmed line.

Use that same list when discussing quotations. The purpose is to understand what each proposal contains and what remains unanswered. A package comparison should make the owner's next decisions smaller, rather than create a second set of inconsistent room counts.

Keep the furniture count at seven pieces while comparing the answers. A missing console or unapproved chair alternative changes the scope even when the proposal's headline total appears attractive.

Resolve alternatives before treating prices as comparable

Where a proposal changes the product, obtain the exact reference and review it against the original room arrangement and sample choices. Note whether the difference affects dimensions, finish, upholstery or the relationship with retained furniture.

Accept, reject or leave that alternative open as an explicit decision.
